Planning Application Refused

We’re pleased to report a successful outcome following the refusal of a planning application for the erection of two dwellings, access, and landscaping in a Green Belt location on the edge of Edinburgh.

On behalf of our client, we submitted a detailed objection that demonstrated the proposal’s incompatibility with both national planning policy and the City of Edinburgh Local Development Plan.

Our key concerns included:

• Unjustified encroachment into the Green Belt, undermining its role in shaping urban form and preventing coalescence

• No evidence of exceptional circumstances to support residential development in a protected landscape

• Negative visual and landscape impact, particularly from the proposed access road and new built form

• Failure to safeguard rural character, with suburban-style development out of context with the surrounding setting

The application was assessed against the strong presumption against new development in the Green Belt, and refused by the planning authority in full agreement with the concerns we raised.
